Interested to hear other people's thoughts/experiences from the program as the cost is higher than I expected and that the cost couldn't be paid with profits made after 1st deal.

Ii've spoken with leadership for the agent finder program a few times and have been told over and over that they are working on vetting agents and clients more effectively, but I have not seen any progress there, but I do see them regularly soliciting more agents in my market to sign up. 

Is the usda program a safe option for a future investment/ asset?

This would go through the pre foreclosure sale program as it's insured by HUD, the borrower bought the home with a FHA loan it appears.

Section 8 has good points and bad points to it, just like any other program whether it is a government or private program. As

I see a lead paint program as a necessity to force landlords to update their properties, many owners will have to decide if they will re-paint or install vinyl siding/windows or dump their properties to new owners who will.

The program as implemented creates an incentive to NOT improve ones circumstances and for landlords to take side payments.
