With most urban tenants in default since 2020-21 and Courts routinely granting them another year, there's bound to be a high % that remain FSBO since even after u get a FSBO to list, it eventually expires unvisited since most tenants are using covid and now postponed eviction orders to stop buyers/inspectors/appraisers from entering!

I do think in the next 12-18 months we will see some more deals coming to market as the foreclosures that have been postponed for the last two years are finally coming to sheriff sale.

Also asked for holdover per the lease agreement, again totally unwilling.Reason this was big deal to me is I had e everything back in my name but didn't have possession of the property as the tenants still had the keys and needed to complete the move out.CJ Real Estate basically blamed a holiday weekend for postponing the inspection even though they had ample notice before the Holiday weekend.

This is perfect advice...I'd like to piggy-back on this advice and add that if you are able to do the above, also see if you can postpone the foreclosure by providing the contract with your future closing date to the judge (assuming the foreclosure auction date has been set and you even have enough time to complete the necessary probate issues AND stall the foreclosure at the same time).
