I would suggest everyone one of us who has been scammed file a police report.

While there are several reasons why you can be targeted for an IRS audit (including running for an office, it seems), the most common reason is the IRS computer finding enough "red flags" in your numbers. 

I'm wondering if the loan officer was considering a "lite-doc" type of loan..something in between a coventional and DSCR to try and get you better terms.

You might want to check out a local real estate office and see if they need someone to do door hangers. 

Find out what you qualify for from a loan officer or credit union. 

I would also say everyone who works for the PM or in the office of a PM represents you so if they aren't competent that reflects on you. 

Although I will admit the loan officer who Tom first spoke to could have communicated better. 

Hello Harish.I am a mortgage loan officer, and also an investor.

He is a family friend and we have even looked at some off market for sale by seller too that I identified stuff where he wouldn’t even earn a commission and he was happy to investigate for me - more of a looking out for me / family than counting a check (I am not looking for expensive real estate and he has owns the brokerage of 20+ agents, unfortunately my purchase isn’t much of a profit opportunity for the office but would probably be more embarrassing on him if we get something wrong  😂) Noted on the inspection though and I will stipulate it is a deal breaker on my side.
