So do any of you have any experience with something like this?

There’s usually not more than one investor with interest in any parcel so there’s is absolutely no incentive for the investor to pay a “wholesaler’s fee” in this scenario.In the scenario where the land is ready for development, and the economic conditions make development a profitable activity, the land owner has already been approached by the developer or multiple parties with offers to purchase.  

DSCR loans are based off of down payment, credit score and either actual or market rents so it helps to supercharge an investor's real estate goals and net worth.

So right now I basically negotiated with my Hard Money lender to two loans at a time and applied for a LOC.  

There isn't much I can add here except for the local expertise of the Boise area and our sister company property management team get these inquires often from tenants - so we have seen many ways how not to inquire about it and a few good ways haha.

In this case, new construction is only 1/11 homes in our market so we use the whole market.

My attorney and agent haven't experience this type of situation before, so I'm looking for others who have experienced a similar situation. 

So, just know you are competing with these types of companies.

Shorter term CD's actually have higher rates than longer term so staying in the 3-6 month range is best.  

Update: Decided to go with Total Quality Lending and all is going well so far.
