Hi,My name is Mubbashir, I’m currently new to the real estate investment side. question I have is Im located in Raleigh NC.What is the category for a multi-home ( townhomes or multi condos) and what is the process to convert zoning from one category to the other.Estimated fees and time slot. 

If it helps to answer, I'm now in Waldorf, MD a little ways outside of DC but closer to PG County, MD.

My experience with section 8 has been a 1 year lease that paid like a slot machine every month on the 7th , but the downside has been  in 1 year they move to a new clean house, because I swear they have not cleaned in the last year, and i have 2 to 3 k worth of damages. 

Richmond is cool but is starting to get pricey in some areas.In Maryland, PG County has the full range.

After you build a lot of repore with them, the rates will come down and eventually the PG may not be required on simple deals.

In the past year I have been paying off some of the mortgages in lump sums due to the relatively higher interest rates and to not take up “golden ticket” slots with small mortgages ($50k mortgage with 5% interest for example).

Estimated at least 20-30 slots.... more if we clear out some of the lumber

For instance during the recession a decade ago, prices went down most places a little in the metro area, but PG was the only location that went down a lot.

PG use to be where moderate income people went, but we got maybe half a decade before people are priced out of PG and head further east and north.
