I used to live in DMV as well before I moved to NY, I live in Queens area NY and I am doing REI, I have a great money machine with no hassle property in Winchester NY, No need and repair and there are a good tenants who are already living there so there is no more money or time you need to invest aster you bought it, just start collecting money....Right now it is generating 12K+ a month.

If you get the loan directly in your name as a non owneroccupy you should be able to get a 30 yr loan - but the fees and the PITA (pain in the a.. ) it is to you it may not be worth it.Ive heard a couple local banks will lock in your loan (or would a year or two ago) for up to 15-20 years - but I think that was for folks with great looking balance sheets and high w2 income and likely no more than a 70% LTV.

If you are under contract and there are tenants in place, see if your realtor can get them to sign a new lease with new rent (recommended increase no more than 10 percent) and terms prior to closing the deal.
