@Gino Barbaro, this is a hard one because there are so many details to hit on.I guess at a high level, I prioritize them a bit differently.  

This could be a massive undertaking (ask me how I know) Ouch, I love rebuilding property but I definitely don't want to get hit with a condemnation order. 

It's hit or miss.

I have handled multiple 6-figure capital improvements, including assisting after a tornado that hit the Philly region in 2021.

I hit a similar snag a few years back when I was juggling multiple builds in Phoenix.

You will hit some grounders and homeruns and doing your due diligence will keep you from striking out.  

If the property is held in an LLC and the P/L runs through a business on your taxes you wouldn't get hit with it because the business is paying those expenses. 

The best deals are found before the hit any website tbh.

Through this flip I have had break ins, I have had contractors cheat me and pull knives on me, one of them hit my dog in the face with a drill.
