I also build in a fair amount of flexibility combined with limits with my condo renter (Pelican Pointe, in your neck of the woods) and it has kept the same tenant in there for 2 years now.

@Scott Weaner, depending on the company doing the imaging, it could range from wanting to replace the pipe at a cost of $3500-$5000 to just a cleaning to root removal which will be a few hundred $$.There was one company in our neck of with woods which has bright trucks (PM me for name if you want), who tried to replace the pipe and use strong sales tactics.

I'd just like to add to what others have said about the North Ward and the Ironbound (Down Neck if your talking to old Italians) is that even in those districts there are multiple neighborhoods.

In my neck of the woods (Las Vegas), it looks to me like typical gross rental yields are around 7%-ish, which doesn't seem extremely low or high.
