Being flexible with showings will certainly help you build a relationship, also if there is a maintenance problem they will know that you are proactive and will react immediately.Sometimes it’s not you, the property just doesn’t meet their requirements.Getting a deposit during the application process would create tension, personally I don’t recommend it.

@Tom MatousekFirst off...switching realtors (brokers) at this point is going to create some tension as you are technically the buyer of the agent you already wrote the offer through.
