There is always tension between those two ideals in house hacking as well. 

So there is a healthy tension, and so the 50/50 split that is so common has a certain merit to it.

Being flexible with showings will certainly help you build a relationship, also if there is a maintenance problem they will know that you are proactive and will react immediately.Sometimes it’s not you, the property just doesn’t meet their requirements.Getting a deposit during the application process would create tension, personally I don’t recommend it.

I would like to move forward with a solution that makes sense for both parties, but I also don't want to create any kind of tension with my neighbors.thanksJulie

@Tom MatousekFirst off...switching realtors (brokers) at this point is going to create some tension as you are technically the buyer of the agent you already wrote the offer through.

Also, be aware that this may cause tension between you two, especially if it is a new relationship and new venture for both. 

Outside of that, I filled the apartment upstairs at market rate and I'm concerned that chatter between the tenants could create tension in regards to price.

When it comes time to speak with the sellers, you may have to flex some negotiating muscles.

That is a different muscle to flex than being a landlord.
