I love when you mentioned that deals are there every year 💯As a newer investor, it’s so easy to get hyped when you find a good deal but you have to remember what’s best for you financially at the moment. 

I recognize these are highly charged and emotional moments.

Hi everyone,I am new to the USA and looking to invest in property with a long term goal to eventually replace part of my W2 income and also pave the way for my children to get a easier start in life.At the moment I am renting with an intention to buy a single family home this year.In a addition I have other cash - not much - that is sitting in a interest bearing account growing very slowly.

Otherwise, it’s like buying a retail business and having to work it yourself to make a profit – that’s called buying yourself a job, not a business.Appreciation has historically been sluggish in DFW, the most recent uptick is somewhat of an anomaly and may be at a relative high point, or lower relative affordability at the moment, which typically translates into pressure on prices.

I do know the central Florida real estate market is not great at the moment.

I have property Radar at the moment, but I don’t think you can refine the search terms to fine “seller financing” opportunities specifically.  

It worked out at that moment for both of us.
