I own, manage, and operate out of the Des Moines, Iowa metropolitan area.

Personally, I am a big fan of the "alternative" storage systems such as water pumps, sand etc. because the battery method is honestly not all that efficient on a cost to operate measure. 

You can continue to operate and if there is no fire and no decks collapse you are fine. 

She is meeting on Wednesday to take the listing and find her a new home ( probably one of mine though LOL)    But that is what I see the main difference in wholesaling without a license and licensed agents who do it for a living. 

I want a successful, long-term operator. 

I plan to self-manage these properties and intend to operate my portfolio as a business, tracking all income and expenses while avoiding the commingling of personal and business funds.

You can quickly see how they operate and understand who is professional and who is not.

A friend of mine had an earth moving business , worth about 10 million .

While I don't have any horror stories, per se, I have heard of people having a tenant for a year then causing $20k in damages upon move out, while skipping town to not be found again (this was a CA buyer buying from a turnkey operator in AL).
