My main mental struggle with holding is figuring out how to balance maximizing cash flow vs having funds available (through increased mortgage debt) to take advantage of any significant drop in the market.

After the presentation I immediately upgraded my mentality and account from a "normal Joe" to  PRO to enhance my experience and utilize all that BP has to offer. 

And I am a Newbie INVESTOR/WHOLESALERI've always had a hustler mentality but I guess I never looked at REAL ESTATE, mainly because I never really understood it said I never want to be just a LANDLORD..

They want to squeeze every dollar out of the warm months knowing that they aren't guaranteed any work once it gets cold.Nothing wrong with that mentality, but it definitely makes it difficult to built year-round relationships with contractors this way.To give you an idea, I did about 30 rehabs in two years in the west suburbs of Milwaukee. 

I'm at a "competing" brokerage but the environment Moe & Cathy create is one of the "rising tide lifts all ships" mentality.

You might start by flipping your own home to get cash and start house hacking.Whatever you end up doing, you must keep up the mental reinforcement and be persistent.

We're all victims this market to the "sands of time" mentality in lending.  

@Steve Vaughan - My sister is an agent and she warned me going in that it's a bit of high school mentality with a lot of agents/brokers.
