For what it's worth, I am not a massive success story who has turned that program into an STR empire, (yet) but I think the course and community are really valuable.

There are risks as you are tying up your primary residence in the project.

I’m currently evaluating whether to go with a Fund Model instead of a traditional JV for an upcoming multifamily project, I will be working as a developer looking to do work with a more experienced developer on a larger scale multi-family opportunity.

People that are good at branding and review designation can bury those low reviews and I wouldn't want to own someone's reviews but I am not your audience as far as a projected buyer as we purchased ours for a deal and they are both higher end beach stilt houses that are side by side and neither had been listed as a STR on any platform, we built it up with a direct book site and also use the platforms as well as the local website in the area to book. 

I was ready to surrender because the actual numbers sucked compared to our projections.

You set the time limit for this clause, whether you want to be their source of funding for just the one project, for a year, for two years or forever.
