However, after dealing with the constant headaches of repairs, complaints, and other issues, I made the decision to shift my focus to larger commercial deals in partnership with others.I have co-founded a coinvesting club, allowing me to diversify my investments across multiple deals.

Eventually I want to get into single family and multi family rentals.As far as effort or work on the fixers;  my brother in law is quite handy and my next door neighbor has said he would help in anything that is out of my scope of expertise. 

Similarly, My mother-in-law went to live in assisted living homes rather than us having a guest house in the backyard of our current home where we could have hired a nurse full time to be here with her to take care of her at our home.

Our company is actually starting an Asset Management Mastermind to address these infrastructure issues and share our systems and procedures.

Utilities will be an issue.  

I think wholesaling the way it has been taught is going to shrink over time given new legislation and laws on the activity.. 

Issues 1) even garage conversion ADUs in single family zoned areas typically cost more to build than the value that they add.  

They may also be able to temporarily relocate your tenant to avoid any other issues.
