The company I use, NREIG, just started writing again in some of the northern parishes, but aren't covering large multi-family and are requiring a minimum dollar amount per ft. sq. 

we are experiencing something similar with a property in western nc. its a large investment home, in a good area. we offered it at 100 per sqft . we have not had the attention it should have . i assumed it was due to storms , elections, interest rates. i could be wrong we may pull it from the market and finish it.

While it might feel like an extra charge to tenants, these packages often provide value that indirectly benefits the property owner as well—like reduced maintenance calls or ensuring the property is better protected.In my experience managing a large portfolio of properties, these fees are becoming more common due to the thin margins in property management.

Chosen right, some of those South side neighborhoods may become hot, and give you large amounts (percentage-wise) of appreciation.

I really would want to stay away from any office properties in depressed or even semi-depressed neighborhoods, especially large ones (like a 13 unit complex).

To find a pre-foreclosure home, buyers can search popular websites that pick up feeds from an aggregator or they can pay for the feed.

When these are painted large sections normally peel of and need to be repaired. 

Yardi is an excellent for both residental and commercial however it is expensive and has a steep learning curve.

The problem with averages is that a large number of high or low value properties can skew the figures either way.
