Hey @Devon Moore not sure where or why you'd lean towards a land lease unless that's standard for this developer.In my experience its difficult to capitalize deals with ground leases involved.  

I have seen costs vary widely from contractor to contractor and you want to go in with all eyes wide open. 

Out of the many programs I've been involved with his is one of the few  I can truly say is worth the money. he's smart and knows RE.

I've been keeping my eye on San Antonio a bit as it seems it's going through a correction and potential for cash flow may be increasing.
