I had a few properties when a lady that owned a cleaning company I had contracted with previously approached me about combining forces on a property management company.

Its already long distance but if you have no desire to be involved, no boots on the ground in anyway, it may be hard to make it work.

@Jason Tucker  you need to add in your utilities, common area cleaning, and turnover costs to determine if it makes sense. 

I've heard of mentees who started cleaning up construction areas on a flip at the end of each work day or picking up supplies at Home Depot and delivering them to the job site.

After all PITI, utility, and services (lawncare and cleaning) costs I have $7,225.I set aside 25% of this for my maintenance fund.The remainder funds my lifestyle, wife has a Tesla, and quarterly vacations as well as business growth.In 2023 I am tracking to build 4 duplex units designed as room rentals funded in part from a recent land sale.

Many states have non-judicial options where if the contract allows for it(most contracts do) then no court involvement is required to foreclose the property.

If title is clean, a cash deal can close in 7-14 days.

I paid cash-for-keys to get her out; she was supposed to leave the property in "broom clean" condition at the walk-through.

Same property manager staying involved (did $56k last 12 months).  

Clean, repair, and/or replace as needed.● Extend all other downspouts at least 6 ft from the house.
