I'm trying to stay away from the $600+ price range.  

What do you all think are the pro's and con's of a 5 yr ppp in the mid 5% range vs 3 yr ppp in the mid 6% range.

We are buying everything we can there, (certain parts) but there is no inventory, for a reason. 

With low inventory, this is a more efficient approach than targeting specific areas, IMHO! 

Markets where you can get in at the 70k - 90k range.
