A main thing that everyone should always do during their inspection period on a property is connect with at least 2-3 different property managers so they can get a better rent range/run numbers more other than listening to an agent that might not be as conservative in their numbers on projected rents.

Get as long of a mortgage as possible (eg 25-30 year mortgage) to make your payments lower.If you are buying to rent it and won't be living in it, you need 20% for a down payment.Either way, you also need money set aside for closing costs, inspections, repairs and maintenance...and if you are renting it out to cover vacancies.

Oftentimes tenants will call to report an issue i.e. mold thinking it'll save them from eviction which triggers an inspection and results in these violations.

Assuming you fail the first test, you will have to perform the remediation work and then call for a re-inspection.One you have a passing inspection you can apply to MDE for your Lead Cert (many lead inspection companies will handle this for you).Good luck!
