Some experienced investors will want to see a preferred return as @Spencer Gray mentioned, however a complicated deal structure could complicate things. 

I use Agreeable Gray from Sherwin Williams contract grade 400.

And if you were planning on doing an area of gravel, maybe get some nicer stuff like a gray river Rock or something.

If you're looking into hot flip markets right now the biggest two are Fishtown and Brewerytown right now, some emerging areas are parts of East Kensington (around American street to Frankford), West Passyunk, Grays Ferry, Germantown, and a few more in the pipeline after that.

If you were to start showing it to prospective tenants without actually owning the property and NOT having made arrangements with the owner, you're in a bit of a legal gray area. 

The question is whether it actually crosses into fraud or just walks the gray line.
