Also for anyone reading this.. its why I absolutely do not like the advice some give .. that its better to buy some low end rental than to pay a guru money to learn how to do real estate.. many make that comment on BP.. and I think its horrible advice.. low end rentals are only appropriate for very experienced folks that do this for a living they are NOT investment.

Certainty Home Inspections was horrible when I used them.

I can't tell you how many homes I've looked at that smelled horrible because of pets.

Eric that is not a horrible rate you could possibly get lower like the others are saying it depends on a few factors.

That's horrible.

You also have to be careful because there is a fine line between nice PSL and horrible Fort Pierce. 

On top of that the contractor he hired to fix it up the first time did a horrible job on the shower where it leaked and the 1st floor ceiling fell.

There are a few ways you can make this work and a couple of ways to set it up that will have it go horribly.  

I have 24 units and I'm also in the process of evicting one of the tenants and I don't want to look like a jerk by not extending the same courtesy to them, but they've just been such horrible people and abusive to my building I don't feel like giving them a damn thing.

Honestly, our income and our bills are such that it won't take a tremendous amount of passive income to replace our current income and keep us living at the level we're at now, which, while not great, isn't horrible, either.
