I wanted to highlight a recent deal I helped a client close last week to show there are still deals to be made in this market! 

The REIT industry, after facing turbulence, is projected to see a resurgence with total returns expected to climb.Distressed sales, particularly in urban areas, and investments in senior housing are highlighted as key sectors to watch.

If their belongings were damaged or if food spoiled as a direct result of the leak, then I might consider reimbursing them for their losses.

Go over it slowly, highlight the really important parts  and be very clear with expectations and possible consequences.Second-  Do  a walk through video  (3-5 mins) clearly showing the condition of the house at the date you acquired it, open blinds, show smoke detectors, show any damages-- anything good or bad.   

The panic of all this only highlights how many VERY novice players we have in this industry, and that is the real fearful item. 

If there is no security deposit, you should highlight that.

Made up nice round numbers, and yeah these are extreme just to highlight the concept:MLM tenant: 8% cap is appropriate based on comps, paying $100k/yr. $100k / 8% = $1.25m.Dentist: 7% cap is appropriate based on comps, paying $100k/yr.

The Fed is fixated with 2% inflation, but they are ignoring what is best for average Americans who are just trying to put food on the table.
