In the last five years, I’ve had close to 10 investor clients who either became real estate agents or had their spouses do so—because they were certain they already knew enough to handle it on their own.From here, I’ve seen things go in two directions.One path is overconfidence: they rush out, buy properties, and quickly get themselves into trouble.

Now I just stick with a team of VAs that do my calls and lead generation and I handle all of the acquisition and dispo.

How do you handle a turnover?

Same guy handled a triplex rehab (the one with the theft), and that's where he took money that he simply pocketed or used in some sort of Ponzo scheme to pay off other debts (I have no way to know, but the money did not go to contractors or to continue work at the site).

How will you handle the 1,017 problems that come with managing a real estate investment?

Also, I could point to the active/directly owned investments that have failed in this mini-downturn and claim that "all" directly owned investments are too risky (and that direct investors are too dumb to handle real-estate etc).  

For an assumption, the Servicer handles processing and execution.
