When you are new as an investor, you also don't want to work with a new agent (you).Overall, I think a RE license is good for access (to homes to get reps and to the MLS) and I think the course itself is way more valuable for investors than agents (most just stay in residential and don't need to use all the weird stuff you learn).

And these deals are not being represented by RE agents.

Most owners/GP/sponsors just review reports and re-process internally with staff.Serving PMs and investors is a much bigger market...

Looking to invest, I was thinking of flipping, as well airbnbs, etc.... many RE options -cant decide which one is right for me....obviously $ is consideration too,...

I have been working with international investors for the past 6/7 years, investing in RE in Texas. 

I came across Bigger Pockets a few months ago and have been learning on my own by listening to podcasts (RE Rookie, On the Market, BP RE Podcast) and reading the various recommended books every chance I get.

One day, I would like to syndicate a deal amongst people I know very well to kickstart my RE portfolio as well as provide them with great returns.

The subtract off selling costs which will get you to near what you paid for the property (which will net you a small amount after paying off the loan and the missed payments).Before investing in next RE 1) get you finances in order 2) build up adequate reserves 3) learn to analyze the numbers better.
