I have some experience in multi-family fix and hold but am new to new construction (ground up). 

If you have boots on the ground you don't need to go there all the time. 

My point was, I have never heard from any grounded, credible investor that any areas has dropped over 200k in a few weeks after they took on a flip. 

I learned a ton of information in my four years at the Colorado State University school of Veterinary Medicine, but it pales to the practical and applicable information I gained with boots on the ground working with older and more experienced veterinarians on a daily basis. 

We have a heated in-ground pool, and that covers pretty much everyone in the cooler months (not many cooler months in central Florida).

I can bring money and financing, and I'm looking to be boots on the ground.  

That's because you probably don't have resources on the ground to get a hot tub fixed stat, or fix a sticky door lock.

After 25 years in the bed and breakfast industry living amongst my guests I found that setting expectations and ground rules can be a game changer in keeping the harmonious relationship between you and your tenants.

You need to pull a permit, then the Contractor has to take down the coping and bond beam a couple feet, then core holes in the pool floor (so it wont ever popout of the ground).

They are your boots on the ground.
