So, if an experienced real estate attorney in a specific state defines a process for their clients that allows them to "wholesale" (contract assignment, specifically, is illegal in PA, so no one I know does that specifically), then unless something changes materially in my state and everyone I know is operating under those rules, then all of the noise by those who may have self serving interests to cry foul out there does not matter to me because I know that those who follow those processes are acting well within their legal rights.

You do not need to close on all the properties you identify so if a property falls through, no harm no foul.

If pet odor is the thing that makes a deal a loser to you, you have some bigger problems to deal with then the pet odor.

However, with a dead cat being found I can only imagine the odor that will have attached itself to everything along with the potential urine and fecal matter to be later discovered.

This is like running an ad on a dating site saying I only am interested in unemployed morbidly obese women with body odor

Too much plunging and odor-my experience anyway.

i'd hate to have it all back together and still have the odor there because i didn't go deep enough into removing it.
