I know adjusters want to see the damage and are usually quick to make arrangements to view the damage.

Unless you have this already arranged with a lender these assumptions are all wrong.This is an investment property.  

Now getting a foreclosure, that WILL ruin their credit.When you make arrangements with the homeowner, they have some control over what is going on, even if they don’t have the means financially to rectify them (this is where you come in) time to find a place that is within their means, and the money to do it with!

Recent events have pressed more of a NEED than a WANT- looking to get my brother-in-law into a flip or BRRRR-type property for a few reasons: 1) Get a young single father an alternative living arrangement to current situation 2) Allow him to pay down debt 3) Get him interested in real estate investing for lifelong financial benefit.

What type of arrangements if I assisted on the down payment and light rehab? 

She "knew" she was paying the rent late every month, but had worked out an arrangement with the previous PM for it - she got paid the first Friday of the month, then on that Monday or Tuesday she got a check from the bank.

She needs to find a more affordable living arrangement and you need a tenant whom can afford your rent and pays on time.

@Jordan Hamilton,  Usually the decision to go with an entity as opposed to a TIC arrangement is going to hinge on control, financing, and distribution of returns. 

-if there was an unexpected expense (such as a car repair or family emergency) that the service member didn't have the cash or credit to pay for, we would arrange for a certain military charity to offer a no-interest loan (or sometimes grant) to get him by for a couple months.  

I try to arrange a special speaker each month to talk for a while on local issues, government, code enforcement, realtors, legal, accounting, etc.
