I have used Coach Carson's recommended spreadsheet from "Woman Builder" (linked), and it's excellent for listing all the various cost categories I may confront on a project.

Or maybe just use a "portfolio" loan instead of waiting the 6 months...and therefore receiving a higher rate, or a 15 year loan, or an adjustable loan...or all three...to avoid that tax.

I would watch out for caveats with the strategy, and double check it of course, but I think this is just a "pull out excel" type of solution and compare the ways to go about it.

You should use a credit partner because they have excellent credit that allows you to get a very good loan.
