Spend a year learning and going to meetups before you fork over a $50-$100k franchise fee and half of your profits and don't even know what you are doing.

For that reason (& other reasons like no one was meeting even online), I started Real Estate Rocks.

On top of that, the rent-to-price ratios in Detroit often outperform other markets, which can mean solid cash flow alongside appreciation potential as the city continues to grow.The key with Detroit is understanding the nuances of the market—it has a large footprint, and neighborhoods can vary drastically, even block by block.

So - somewhere 2 hours away, or somewhere you like to vacation in, or where all your family lives, or where you plan to move someday.Too many people are trying to do exactly what you're doing - pick a market based on a formula - and they end up buying a random 'cheap' property thousands of miles away, turn it over to people they've never met or even spoken to, and then... lose money.  

It is disheartening to witness a mentorship program that boasts substantial financial success, with students allegedly earning substantial monthly incomes, yet fails to ensure that their own employees receive even the minimum wage they are entitled to.

It’s not even close (FT).

I don't have any personal experience with this company Heck I don't even know what they do or what they invest in.

I have been to RE meetups in the past with like-minded everyday investors pursuing similar goals, sharing stories and learning from each other, running through numbers, sharing network contacts, and even doing deals together.

I've done a lot of research and even worked on running numbers for certain options (just as an exercise), but I'm now looking forward to jumping in.
