Once the projected expenses are listed, estimate when the costs will occur.

I’d have them go over the leases and give me an estimate of how much rent they would charge BEFORE they see the leases. 

With an estimated mortgage payment of $1,100, my total monthly expenses would be around $2,200 (approximately $700 for HOA fees and $400 for taxes and insurance).

I can quickly and accurately get an estimate of what just about any renovation or project will cost and sometimes I figure out a better way to do a project that saves money.

Estimate there is $280K-290K equity in the properties.

Do these numbers and estimations seem reasonable?

Texas has many properties that are under 300k but when i run the numbers, due to high property taxes, expenses are higher then estimated rent.
