(RC - Depreciation = ACV) If you have 10 year old cabinets your going to get the value of those cabinets minus 10 years of depreciation.Agreed Value (AV) - AV is an endorsement you can get through some carriers that states the insurance company agrees to pay a certain dollar amount in the event of a loss regardless of the replacement cost.

In Texas you'll need a broker to endorse (might be the right word) you unless you're a broker.

Look at what your coverages include the more options and endorsements the higher the cost.  

The owners did have a survey which is 11 years old and the title company will not endorse it since it's over the 10 year limitation.

It is difficult to do a direct apples to apples comparison w/o my endorsements in front of me, and I have a much bigger umbrella for liability.
