And while you, as the investor, could prepare sample documents for the title company, which could then be reviewed by the title company's staff attorney to review and use as their own, at least this puts the investor at arms length (at least as best possible) from the homeowner.

I'm familiar with statistics and the issue is that there are never enough in a sample size to pin point a particular property for a valid assumption, every parcel or dirt and every building is unique, something that is difficult to grasp by those who view RE as a widget.

I would show the owner & broker a sample letter that states something like "...the resident needs to be aware of the fresh water and sewer line "issue" connecting the chiller and boiler and that recent repairs were done by unlicensed contractors, without city permits or approvals and, as a concerned citizen, I could not in good conscience stay silent about such a grave risk to the tenants health...."

@Jeff JamiesonConsider checking out several of the display sections in the stores the people there should have some good ideas.They will be able to use software to show you what it will look like before you buy.Driving around town you can see houses that it is clear the color was chosen from a 2 inch sample.
