Even if there are stores here that carry what you want, that doesn’t mean that they’ll have it in stock on a given day.Hawaii is paradise on earth, but it’s not heaven.There is still traffic and crime, and there are still some rude people in Hawaii like anywhere else.

Most will laugh, talk a good game (a sales pitch), promise you the moon, but cannot escape the Earth's Gravitational Field.

The question is, is this another San Francisco waiting to happen or will things eventually level off and come back to earth once interest rates increase.

If it is 25% down and 75% ltv then a lender might not do it.I agree that multifamily is overpriced in many markets and no way on Earth am I purchasing at this time in the cycle for those crazy low cap rates.

My question is how on earth do I do both (saving and investing) without completely depleting my savings after 2-4 years and starting from scratch all over again ?

I have never used Betco.New construction certainly has some good potential but I shy away from it because the earth work and site development costs are usually so great that 20,000 sq. ft. or so of storage is required right off the bat in order to get to the critical mass required to cover the cost of development.
