I specified single family because they are a dime a dozen, and in any MLS there should be good diamonds in the rough out there outside the mainstream of shiny objects being bid up above asking by desperate buyers (sometimes mispitched in listing to the wrong category by an idiot listing agent, which a good buyer agent can find and offer on as the only offer they've gotten in the past month!) 

They are what is desperately needed. 

The only bad news might be that the lifting of the moratorium may lessen the pressure on the federal government to streamline the process of distributing relief funds to the states and desperate landlords who have been struggling for more than a year.

There are some freeloaders out there that desperately need evicted, but there are also hardworking folks who have been dealt a tough hand and are in a tough place. 

It can make you desperate and that can mean a bad investment.

I am not desperate and ready to wait for the right tenants if it take few months.

Any manager taking them on is probably desperate or ignorant of the reality.I can charge 10% management on a house that rents for $1,600 a month.

Indeed that would be my preference, but my network is completely outside the real estate world, so the few syndication opportunities that came my way did not convince me, I couldn’t get past the “this person must be desperate if they are asking money to me”, so I never pulled the trigger, it really just felt like giving away $100k on good faith.

They prey on the desperate and those looking for the quick get rich tactics.

Desperate tenants who are poorly qualified will promise you whatever rent you ask, and then they can't afford to pay it once they're accepted, so make sure the rents are realistic for the median income of the area.
