I use competitor pricing as guide posts but since I've been operating for several years, I look at historical, year over year data for my own place and raise it a bit.

However Id like to know what are some data points and minimum criteria you look at in a market (like a 1% job growth YoY) to feel informed on your decision making processalso if you go to the area what are some things you look for physically that would be a good sign 

I have been investing for 15 years, own over 60 units, manage 700, and have data and analytics on everything.
