If rate cuts come severe, and we continue to see CRE price below a 15-20 year level then doing diligence on a manager of the syndication may actually be the best deal on the market.

(It is due to a tree that the city grew and will need to be cut down immediately to remediate the problem). (12k for the replacement of pipes and ~5 kfor tree)

This is something we are struggling with as well.Our problem is that we are just on the edge of being in the perfect spot for retirement, but we are not exactly there either. 

With that said, does anyone have any additional tips on how to cut costs on materials when flipping? 

@Chris Martin Happy to connect you with my contact at Velur to learn more but they identify parcels adjacent to existing solar development (or residential, warehousing... different zoning options for diversification) and do the analysis on value, easements, zoning viability for development etc...they take their cut up front in the sale then when you get an offer for purchase down the road they help review the offer as well.

This is especially important as deal flow picks up and competition increases—cutting corners on expense assumptions might win a deal, but it could lead to major headaches down the line.

One of the realtors was skeptical that I can get into this market for $200k, and, I agree, it's a bit of a stretch, but with the pay cut I'll be taking going down to Texas, that's about as much of a mortgage as we can afford on one income.

The Fed is expected to start cutting their interest rates in September, which should have a knock-on effect for mortgage rates coming down.
