If a buyer is required to hold a property for 90 days after settlement, such restriction imeads the new owner's ability to convey and such has an economic impact on the buyer.

Therefore I would like to add to Greg's great advice and mention 3 things you want to know BEFORE you contact the owner:1) The property's legal owner - could be different from the owner on the tax records as that person listed could be deceased or could have conveyed the property to someone else and it hasn't shown up on tax records yet.

Conveying some authority but not all has worked well for me!  

Offsite drainage should be conveyed around the property or through the property in properly designed conveyance.

Says in the MLS notes seller will convey an insurable special/limited warranty deed.

I agree with someone who posted to a similar question, who replied that building a spreadsheet yourself makes it more likely you will understand what the results convey.

Especially the older ones.It is somewhat uncomfortable however I convey to the tenant that their actions are appreciated.

It says this, "in any event that I falsify any representation made in the above certification, including but not limited to the rental or conveyance in any interest in the property in whole or part to a third party, I shall pay ten thousand dollars to fanny Mae as liquidated damages."

I can't speak to her claim of fraud, there could have been, but that is an unrelated matter to her husband's conveyance.

Future bookings can convey if you wish, making it truly turn key and ready to go.
