Just be aware if you make an offer with an inspection contingency and I (or anyone else) makes an offer without one, the other offer is usually stronger (even sometimes for less money).

But it's not like 2010-2011 where you can browse the MLS a few times and find one You can still find them on the MLS - a lot more offers and you have to be more competitive (this could be pricing, removing contingencies, etc.).

The loan itself is about 1/2% higher than a normal fha loan.Over $35 k requires a consultant which adds another wheel to the cog, but probably good for most buyers.Both loans add a10% contingency factor on to the rehab budget.

the market here is hot and it makes my offer competitive to waive loan contingencies. i was told the lender is looking at great condition so i was worried if i should place loan contingencies on a property in such condition... i'm new so just to post it here to see pro's opinions...
