So, here are my questions:1) Does any know an electrician who can get a 3 family fire system approved and installed in 3 weeks, or2) Does anyone know of a lender that will close on a three family investment property before it is firecode compliant, maybe escrow so that system can be installed within 60 days of closing?

You should always be compliant with the SEC and Regulation D 506(C) or B though C is what I recommend as you have more marketing reach.

If you're offering reasonably low rate financing for a long term owner occupied buyer you can probably command the highest premium (just make sure you're Dodd-Frank compliant).

Whichever tenant screening service you choose, just make sure it is compliant and made for tenant screening, that way you protect yourself too.

Have done an extremely extensive full gut remodel (practically brand new home, literally everything updated/repaired from foundation, roof, windows, all exterior work, LVL beams to demo load bearing walls and create open layout, med to high end bathroom/kitchen renovations (master shower is floor to ceiling tiled in w/ double rain shower and ADA compliant, granite countertops, 6-8 person island, all new stainless appliances), all new electrical wiring, plumbing, etc., solid core doors, widened old 22' door openings to 24', new laminate wood flooring throughout, 5/8' baseboards/trim throughout, tankless water heater, tape/bed/texture/new paint on all new drywall), etc.I'd love to hold onto the property as I have no compelling event forcing a sale.
