Then the worst-case scenario happened, she lost her job and couldn't afford the rent anymore, but she told me as soon as it occurred, she voluntarily forfeited her security deposit because she broke her lease, she found me another tenant that turned out to be really good and is still there today and left the place very clean.That is my good tenant story makes me think I screened her well, please share other good tenant stories.

Tenants have the same obligation, let me know before 60 days their intentions, or they forfeit their security deposit for that lease period if they are leaving.

Your policy should be in writing and should be clear: once they put the deposit down they are obligated to sign the lease and rent the property or they will forfeit the deposit.

My property manager is already looking to rent again BUT I also want to ensure I cover all my basis for the previous tenant.The agreement says  - that I can forfeit the security deposit & there is a cleaning fee....but how to go about it and communicate to the tenant who has left - without any forwarding address?

(b) One or more cotenant heirs of real property may acquire the interests of other cotenant heirs in the property by adverse possession under this section if, for a continuous, uninterrupted 10-year period immediately preceding the filing of the affidavits required by Subsection (c):(1) the possessing cotenant heir or heirs:(A) hold the property in peaceable and exclusive possession;(B) cultivate, use, or enjoy the property; and(C) pay all property taxes on the property not later than two years after the date the taxes become due; and(2) no other cotenant heir has:(A) contributed to the property's taxes or maintenance;(B) challenged a possessing cotenant heir's exclusive possession of the property;(C) asserted any other claim against a possessing cotenant heir in connection with the property, such as the right to rental payments from a possessing cotenant heir;(D) acted to preserve the cotenant heir's interest in the property by filing notice of the cotenant heir's claimed interest in the deed records of the county in which the property is located; or(E) entered into a written agreement with the possessing cotenant heir under which the possessing cotenant heir is allowed to possess the property but the other cotenant heir does not forfeit that heir's ownership interest.

But I'm not sure, another option I've been wondering is if I should talk to a bankruptcy lawyer or something to see the procs and cons.The problem is I just landed a decent job and I have been investing 1k every 2 weeks into investments like a Roth IRA , ETFs like VTI, and also threw a few smaller investments into things like betterment , Fundrise, wealth front ect.My plan was I should just start trying to rebuild as soon as possible however I'm not sure if I should continue aggressively investing since I haven't filed bankruptcy, I'm just not sure if this will come back to bite me like where I have to forfeit all my investments because I didn't.Does anyone have any specific advice or can point me in the right direction to find answers?

The lease we use says that ending the lease before the full term will forfeit one month’s rent, which is permitted to be taken out of the security deposit.
