So it will delay the tax but not indefinitely like the 1031 will.It is possible to use owner financing with a 1031.

Hello,I have awesome tenants in one on my rental units their rent is at least $200 lower than market rent.I am planning to propose a rent raise by $200 when I offer my lease in few days.I don’t have any intentions to impose the raise though and will try to be as flexible as possible.This will help me gauge how motivated are they to continue their stay here.My wife other hand is completely against proposing this raise she is trying to be as conservative as possible as we are still in the pandemic, she is a bit worried and thinks they will leave immediately if they don’t like the proposal and the unit may be vacant for an indefinite time as well as also worried the new tenants may not be as good as the current one’s.I just want to go ahead and propose the raise and roll the dice and see what happens., what would you do in my situation?

Also, there is no such thing as an industry-standard for the lockup, as it can range anywhere from three year flip to 7-10 years to "indefinite" hold.
