I would just be careful hopping back in now as interest rates and low inventory are making it very difficult if you aren't finding your own off-market options to buy.

I had one investment in a syndication that would have been a total loss however the sponsor made good and repaid principal . so 3 year no return.. which is just fine by me personally I am not one who goes crazy if the return is lower or does not happen to me its principal i care about.. 

If I donated to the aids health foundation expecting it to go to aids care or research, I would be very disappointed with this use of the money. 

If something breaks they are going to get it fixed - but you want to be careful about who they call.

Long story short, you can, but since you are only targeting investors, your sale price will likely be lower than comps.Talk to a local agent about your local tenant laws and have them review their lease

So when I'm reviewing screening reports for my rentals, I like to find out the story behind an eviction - I've had good tenants with evictions on their records who never bothered to expunge their eviction from the record when they had a prior vindictive landlord (yes, such landlords do exist and give the rest of us a bad name). 

The person who comes into money but not a lot of experience in real estate should be a little more cautious right now.So overall, I am not saying - do not buy, I am saying be careful.
