My experience in the past with Property Management is that I take all the risk and they get rich by hiring their brother and other contractors who charge 80% more that I could get it done for. 

I have heard advice that it shouldn't matter if it is your brother, sister, someone you trust implicitly verbal agreements are easy to get out of and when money is on the line and being risked agreements should be in black and white.
