You'd be much better off gaining a mentor to bounce ideas off of while making your own way.

Would love to touch base and talk shop, bounce some ideas around.

I'm working on gathering and compiling a lot more data to help in making my decision but I'm mainly just trying to make sure I bounce this off BP since there are so many knowledgeable and helpful people on here. 

After two weeks, my guess would be one of the above.I've bounced off of this scenario more than a few times, and I've come to two conclusions:1 - They're going to leave you hanging, be late or not at all with the rent, try litigation, etc...and in the end be a vacant property...with late/missing rent payments.2 - ...and, my solution (see above) became a case of, "If you can't lose it, use it". 

Bouncing around with no loyalties to anybody will soon catch up to you.  

BTW, he's not my favorite tenant, has a history of paying late, bounced checks, and lying to us to pay rent later.

I looking for Someone I can shadow and ask questions/bounce ideas off of.

The idea here is to use the group to bounce ideas off each other and build our network. 

There's no gutters and grass so rain has bounced back on siding over time and it looks like it could do with a little updating.
