@Viral Mehta why haven't you already implemented these procedures to test them out while you are still local?

I only invest in regional drive to markets that are tried and tested true vacation markets.

Recommend you start your business plan and then do stress tests against it. 

I used a little while to test things out.

I've split tested this and local callers have always gotten more leads than VA's....even well trained VA's with little to no accent.    

Lower income areas tend to see lower rents, slower rent growth (Outside of initial renovation).And, if you are taking out commercial loans, there will be a DSCR test along with the appraisal and LTV.  

Now is not the time to “test the market” with an ambitious price to “see what happens.”

I want to do this to pass the sniff test of operating as a local LLC. 

I am always amenable to receiving  a bottle of Screaming Eagle in lu of a mentoring fee like the guru's charge :)  If there ever was a guru worth 30k you would be one of those.

However, I don't know if there's been soil tests, building plans, I don't know if there's utilities in place underground, if it's in an HOA, etc..
