I would be apprehensive on history of bed bugsI would say no if a previous landlord gave me a bad reviewand anyone in the world who threatens me out of some perceived moral high ground in an effort to intimidate me so they can get what they want at my expense, well they are surely to receive only my most vile behavior in return.I wouldn't just turn this person down, I would ask to meet in an empty parking lot and fist fight. but then again, that's just me, and I'm feeling particularly hostile today. real answer: you should pass, and stop communicating with this person

#4- i have been looking into boosting my credit score actually but have no idea where to start, was thinking about getting a credit card using it for certain things i need then paying it full when the payments come in. since im a blank slate with my credit history, do you anyways i can start my credit score?

In addition, I can boost my 401K contributions after the first year to catch up again since I'll have the 8-9% return from the real estate investment. 

I'm no real estate lawyer, and I have no moral issue with what you're trying to do, but this sounds like a pretty clear cut case of brokering real estate. 

Once you boost the income a little, the value of the park grows dramatically.

As the lender I was issued a lender title insurance policy but I am not sure if the buyer got one too.So morally I actually do owe the taxes but legally it seems that my buyer ( because of his attorneys mistake) now will soon have a tax lien on the property.

@Ross StroudYou may want to look at buying out of state......simply for cash flow and to boost your income.
