The thing I see the most from new investors is that they think they always are missing something and they keep going after the flavor of the week thinking that's what they are missing.

The newest blackberry bold (9500 or 9700 I cant remember) is incredible.

But, it's a cool idea.....Still, IMO, I'd put functions that did not require natural light in the basement, maybe like the bar, an art gallery uses artificial light, sports shops, list is endless, anyway it can be retail, first floor is your anchor store or activity, or residential and the top floor upscale apartment/condos, keeping with the flavor of the area.

It's time to do something bold and put yourself out there in order to have the opportunity to grow and expand your business.
