I know small bits have come off anytime I’ve used a razor blade to get off paint or grout throughout the renovation.

(They wanted to replace the deck in the back with a paver patio since they claimed the deck was unsafe... not true, but I'm getting a new paver patio and full asking price so we said okay). 

Overall, we had to put on a new roof, extensive landscaping, "60 years of growth never cut", new decking, new fencing, completely remodeled kitchen, updated fixtures and lighting, paint, electrical upgrades, and drywall repairs. 

With a solid rehab (structural repairs certified by structural engineer, rehabbed units, new deck, porch. roof, and basement apartment) I’d need the resale value to be about 950k to break even.

I've redone the kitchen, floors, paint, outdoor deck.

Decking was a larger project than expected.

We need some deck work, bathroom rehab, and exterior paint.

Demolish deck if desired.
