Pavement could cost 50k alone.

Roof doesn't have any issues right now, but we are nearing the end of the expected life on the current 25 year asphalt shingles we have on the house.

I am not sure what type roof you have on the property, but asphalt shingles generally have 20, 30 or 50 year warranties.

Other components in the property like furniture, carpeting, fixtures, pavement, landscaping, etc. depreciate on a faster schedule and can be properly accelerated through a cost segregation study.

It sounds like you have hustle, so I would highly recommend this strategy - it requires a lot of pounding the pavement and getting your teeth kicked.

I hired a professional company to pave my gravel driveway into asphalt since the city rental inspector was requiring it. 

I have established parking spaces for the deli but no paint has hit the asphalt yet.

Income tax or not, high or low property taxes, tile or asphalt shingles, basements and foundation types, etc etc...Over the last 20 years with a dozen properties in Vegas my management is 8% (plus a few hundred here or there for renewals or tenant placement, but way under 9%.) my vacancy is WAAY under 2%, probably under 1%.

By area is it concrete or asphalt for the sidewalks and parking?
