If you don’t, then at least start with an appraisal and go from there. $145k sounds like a good starting point to me.

A new roof can prevent potential issues during the appraisal process, ensuring that the property qualifies for various loan programs, including FHA or VA loans, which often have stricter criteria.

There is one business in particular that has been very tempting to try and acquire, but I am not sure the next steps to actually go about doing it.Questions like: Confirming it qualifies for commercial real estate loans (SBA), what type of network (brokers/lawyers/etc) would be needed to appraise and finalize a deal, and where to look for that network.

Rental reductions kicked in after close so on an income basis appraisal, i don't see how it would be valued at purchase price, temporarily anwyay.

Investors, lenders, appraisers and brokers alike will need to do further due diligence on comparable sales to determine if and what commission percentages were included in the sale price.

Does anyone have any actual data on the return on this component (previous appraisals, paired sales analysis, comparison on new construction with/without rooftop decks)? 

Although our home is renovated and was appraised much higher than our purchase price.Any advice?
